The meeting was called to order at 4:14 PM.
The purpose of the meeting was to hear appeals of property assessments for the 2021 Grand List and deliberate.
60 Topstone Road
Total Assessment $515,400
Appellant’s Opinion of Fair Market Value on October 1, 2017 $417,770
The Applicant indicated the property was purchased in November 2020 and closing was done remotely. A letter apparently sent by the Assessor’s office in December 2020 was never received by the resident as they did not officially take residence until April 2021. Applicant is appealing the penalty for not applying for open space status timely.
2 Longwood Drive
Total Assessment $914,800
Appellant’s Opinion of Fair Market Value on October 1, 2017 $950,000
The Applicant provided properties with sales close to 2017 with comparable square footage to 2 Longwood Drive. The Board reviewed the selection of properties and queried the Applicant regarding specific details as it related to the field card description and to the comparable properties.
The Board entered deliberative session at 4:45 p.m.
2 Longwood Drive
Total Assessment $914,800
New Assessment $890,400
MOTION: Made by Mr. Bachmann, seconded by Mr. Stackpole to change the condition to average and value accordingly. Carried unanimous.
60 Topstone Road
Total Assessment $515,400
MOTION: Made by Mr. Stackpole, seconded by Ms. Candler that no change be made to the assessment based on the information provided. Carried unanimous.
The Board exited deliberative session at 5:17 p.m.
The Board will meet in September 2022 for motor vehicle assessment appeals, date to be determined. With the expected increase in NADA motor vehicle values, Mr. Stackpole requested that the Board receive any information provided to the taxpayers from the Assessor’s and Tax Collector’s office as it relates to the upcoming motor vehicle property tax bills so that the Board of Assessment Appeals Town webpage can be updated appropriately.
A motion to adjourn was made by Mr. Bachmann, seconded by Mr. Stackpole, and carried unanimously at 5:20 PM.
