We walked the property and saw two stakes that demarcate the southwesterly end of the proposed expanded Building Restriction Area. Stakes were not found indicating the proposed line at the rear (northwesterly side) running parallel to the front lot line. We were however, able to surmise the rough position of the proposed rear line based on the position of the house and stakes.
We observed the topography of the lot which falls off more and more steeply as we traversed perpendicularly away from the front lot line. Thus, while the area where the applicant’s map indicates the location of a proposed greenhouse is relatively level, slopes steepen as one goes further in a northwesterly direction.
We were concerned that the proposed expanded buildable area would encompass too much of the heavily sloped area and would unnecessarily enable future building activity in areas having steep slopes. A more limited expansion of the building restriction area was discussed as being more appropriate for the lot.
