The meeting was called to order at 7:29 p.m.
Upon motion of Ms. Williams and second of Ms. Whaley, the Board entered Deliberative Session at 7:29 p.m.
Ms. Williams confirmed that all Board members received the letter from Redding Chief of Police Douglas Fuchs regarding the Redding Ridge Fire District #1 Tower Replacement Project. Ms. Williams indicated that should the Historical Siting Commission have issue with the Tower Replacement Project that would impact the decision made by the Zoning Board of Appeals regarding the Public Safety Communications Tower a new application would need to be made for consideration.
APPROVAL OF ZONING BOARD OF APPEALS MINUTES:
Upon the Motion of Mr. Given and second of Mr. Williams, the April 21, 2015 Zoning Board of Appeals Meeting Minutes were approved (5-0) by the Board.
Application 15-05-01 –382 Newtown Turnpike – Owner: Scott Morris (Map #23 & Lot #130) – Requesting a variance to reduce front yard setback 25’ feet and side yard setback 30’ feet for a Non-Heated Storage Shed. Section 4.6.5 of the Redding Zoning Regulations requires a 50’ foot front yard setback and side yard requires a 40’ feet. Variance requested 25’ feet front and 10’ feet side.
Mr. Scott Morris presented the Application to the Board. He indicated that due to the size and shape of the lot, along with the topographical sloping on the property, it is a hardship to fit the proposed storage shed/barn within the setback guidelines. Mr. Morris presented photographs of the property to the Board members that showed the proposed location and the topography of the property. There was a chicken coop noted on the lot within the setback area. Mr. Morris stated that the proposed two-story shed/barn was approximately 25 feet by 33 feet in size. The intended use for the non-heated structure would be for cars on the first floor and a play space on the second floor. The Board members reviewed the survey of the lot and discussed possible alternate locations for the structure that lie within the setback guidelines or require a minimal variance. It was suggested to perhaps turn the structure or change the size of the structure. Ms. Williams voiced concerns regarding the proposed size of the structure and excessive variance requested and suggested that the Applicant review and perhaps revise the application for reconsideration by the Board; the Applicant was amenable.
Application 15-05-01 –382 Newtown Turnpike – Owner: Scott Morris (Map #23 & Lot #130) – Upon motion of Ms. Williams and the second of Mr. Furrer, the Board voted 5-0 to deny the request for variance without prejudice for the Applicant to revise the proposed plan and return to the Board within 60 days.
Upon motion of Ms. Whaley and second of Mr. Cooke, the Board voted to exit deliberative session at 7:57 p.m.
The Board voted unanimously to adjourn at 7:57 p.m.
