PUBLIC HEARING:
4. Application #20-02-01 – 30 Sanfordtown Road (Map #30 & Lot #32) – Owner Charles K. Hyatt Jr. – Request for a variance for driveway sight line Redding Zoning Regulations 3.8 (b) from 250’ to approx. 230’ feet. Variance requested 20 feet.
Mr. Hyatt addressed the ZBA.
Mr. Hyatt said that his hardship is the sight line for his driveway. The road is curvy. He has worked with an engineer and the Redding Highway Department to work out the 230’ feet sight line.
Mr. Hyatt showed the ZBA a diagram of the property and the proposed driveway.
Mr. Cooke asked Mr. Hyatt why he’s requesting the variance today. Mr. Hyatt said he is building a seasonal cabin on this property and needs a driveway to complete his building permit. He has done as many improvements as he could to avoid a variance request.
Ms. Williams asked about wetland on the property and how this affects construction. Mr. Hyatt explained how the property is laid out and how the construction is only on dry areas.
Mr. Cooke asked if the current driveway is up to code. Mr. Hyatt said it is compliant.
MOTION:
Mr. Smith made a motion to approve Application #20-02-01 given the unique curve of the road, the reduced speed limit, the geological obstacles referred to, and the fact that the ZBA has granted a variance to a neighbor previously. Mr. Cooke added that the owner has improved sight lines to increase compliance. Mr. Cooke seconded the motion. The vote was unanimous and the motion carried.
5. Possible Discussion/Administrative Matters
There were no administrative matters.
6. Adjournment
MOTION:
Mr. Cooke made a motion to adjourn the meeting. Ms. Cilo seconded the motion. The vote was unanimous and the motion carried.
